How does mortgage pre-approval work in Israel?
An approval in principle is a bank’s structured mortgage offer based on the information supplied and the bank’s conditions. Bank of Israel guidance makes offers easier to compare through common fields, including the initial payment, highest expected payment, forecast interest and total expected payment. It is a financing step, not approval of the apartment’s legal status, physical condition or value.
Set the financing frame before the shortlist becomes narrow.
Define the purchase budget, available equity, income and existing commitments before treating a property as affordable. A bank will specify the information and documents it needs and may condition its offer on verification and on the property.
Keep the maximum amount a bank may offer separate from the payment level and risk you are personally prepared to carry. Consider potential changes over the proposed loan period rather than only the first payment.
Compare the same fields across offers.
Bank of Israel’s mortgage transparency framework uses uniform comparison information to make offers easier to assess. Read the proposed mix, indexation, variable-rate exposure, loan period and assumptions together with the forecast totals.
Ask the bank or a qualified mortgage adviser to explain any field you do not understand. A lower initial payment does not by itself establish a lower overall cost or a better fit.
- Approved amount and loan-to-value basis
- Initial and highest expected monthly payments
- Total forecast interest and total expected payment
- Fixed, variable and index-linked components
- Loan period, conditions and offer currentness
Understand the property conditions.
The bank may require a valuation and property documents. The financing value used by the bank can differ from the price the buyer agreed to pay, which can change the amount of equity needed.
A financing offer remains separate from the lawyer’s title and agreement work, the planning review and the physical inspection. Coordinate the timelines so one process does not create an unsupported assumption in another.
Recheck the offer before committing.
Interest conditions, client information, property details and time can affect an offer. Confirm which terms remain valid, which documents are outstanding and what could change before funds are available.
Alexander can use the purchase budget and timing you choose to keep the property search focused. Mortgage eligibility, structure and approval belong with the regulated lender and any qualified adviser you appoint.
Before we begin.
Is approval in principle a final mortgage approval?
No. It is an offer based on information and conditions. The bank will identify the verification, property and other requirements that must be completed before lending.
Can I request mortgage approval while abroad?
Bank of Israel guidance describes a digital application route, but each bank decides what it requires from a particular applicant. Ask the bank how identity, documents, income and property checks will be handled in your case.
What is loan to value?
It is the relationship between the approved mortgage and the property value recognized for the loan. The bank’s valuation and rules can affect the financing amount and the equity you need.
Should I compare only the interest rate?
No. Compare the full loan structure, indexation, variable-rate exposure, forecast payments, total expected payment, period, conditions and applicable costs.
